INVENTORY, INVENTORY... INVENTORY! There is a struggle with inventory with the number of available properties available considerably down compared to last year during the same period. We continue to see homes with multiple offers on them in days of hitting the market. With many of these homes, often going for more than the asking price. Bottom line, inventory is low and now is a as great time to be a seller! However, with rates continuing to stay low this higher than asking price is offset with lower interest paid overtime, not a bad time to be a buyer also!

Key Takeaways:

  • ALL areas of Grants Pass have shown an median homes sales increase in price of 40% or more in a 5-year period.
  • West Medford has seen the largest 5 year sales price growth up 63.8%
  • nearly all areas of Jackson County has seen a dramatic decrease in days on the market from 101 in 2019 to just 59 in 2020
