As the market continues to become more and more aggressive, buyers are finding themselves doing out of the ordinary things to get an offer noticed. Many are offering well over asking, waiving inspection's and even appraisals when they can. Many are even wanting to do site unseen offers and inspections, often being prepared to pay out of pocket expenses for closing costs and low appraisals, anything to get your offer noticed, especially when its up against sometimes 15 or more offers in less than 24 hours on the market. Homes are selling amazingly quick, as the inventory is somehow dropping yet again, with only 1.06 months of inventory. This absorption rate is one to really watch as its not only the lack of inventory that's a contributing factor but the fast pace at which they go pending. Bottom-line, as a buyer, be bold, be aggressive and always listen to your agent when they are giving you honest opinions and strategies because we want you to get that house as much as you do.
