Incredibly two places in Jackson county have shown such dramatic decreases for their Days on Market going from a range of upwards of 30+ days, remarkably both Northwest Medford and White City have dropped down to an average of just 6 days on market. Taking note that this is still just the average with many homes going even quicker than that. Many things play a factor in this of course with Covid-19 many people have been afforded a luxury of being able to permanently work from home with out of state wages or sales allowing for more cash in hand. This fluidity of cash allows for homes to be selling quicker and often at a higher price than asking. Bottomline- homes are selling far quicker than many people anticipated and sellers should be prepared to have the moving processes started before they are even listed. 

Key Take-Aways:

  • White City and Northwest Medford have gone to just 6 DOM
  • new Median sales price of Jackson County has jumped nearly $100k from $290k to $387k
  • active inventory from May 2020 went from 719 down to just 354 in May 2021
