Many of the same trends continue to reflect in the numbers, low days on market, escalated pricing etc. etc. However, one thing to note, is that the rumors are true that Covid has propelled new builds!  Last year we had 134 New Urban Homes and this year we had 72  from September through end of November. However the most significant change is the median home sales price from $335,500 up to $400,000. 

 

Key Take-Aways:

  • Residential Inventory was overall up 24.3% 
  • Number of listings spiked in October showing that inventory is on the rise
  • Absorption rates have also increased to just over 2 months
